SAP Assessments for New Build Developments
In the UK, all new residential properties require an individual SAP Calculation before construction begins.
This assessment ensures compliance with Approved Document L: Volume 1 of the Building Regulations, which sets stringent annual carbon emission targets and minimum thermal performance standards. The SAP Assessment takes the form of a DER/TER calculation and a DFEE/TFEE and DPER check (applicable to England and Wales only).

Once construction is complete, an "As Built" SAP Calculation is provided for each dwelling, used to generate an On-Construction Energy Performance Certificate (EPC).

New Build SAP Calculations: Expert Consultancy
For new builds, completing SAP Calculations early in the design process is ideal. This allows adjustments to be made easily based on the assessment's recommendations, ensuring compliance with building regulations (Approved Document L: Volume 1 or similar).

After construction, the initial SAP assessment is updated to reflect the final building details, including any changes made, the installed heating, hot water, and ventilation systems, and the actual air leakage rate measured through an air tightness test.
This final "As Built" calculation is crucial for generating the On-Construction Energy Performance Certificate (EPC).

Upon completion of construction, the final "As Built" SAP calculation is submitted to the Building Control Body (BCB) for approval. This calculation is also used to generate the On-Construction Energy Performance Certificate (EPC) for the dwelling.

The EPC is a legal requirement for both the sale and rental of the property. Building Control requires the EPC as part of the sign-off procedure, ensuring the completed dwelling meets energy efficiency standards.
